What can you expect from Northern Group and the renting process?

We’ve tailored our processes, through years of letting, to ensure renting through Northern Group is transparent and easy – making moving home, opening an office or setting up shop something to look forward to. We are extremely proud of our buildings and ensure that every property is well-presented and maintained for clients both before you move in and while you are a valued part of our community. Residential – property process

  1. We’ll discuss your requirements and budget to narrow the search. 

  2. View our properties virtually and / or in person, at your convenience.

  3. Once you’ve found the right property, you’re ready to put forward an offer.

  4. When an offer is accepted by the landlord, you will pay a holding deposit and complete the tenancy declaration form online.

  5. A credit check will be carried out for all applicants and guarantors (if applicable). This includes ID checks, right to rent checks, employment reference, landlord reference and a credit history check.

  6. When the credit check and references are approved you will sign a tenancy agreement online (to be completed within 14 days from the application commencement, or prior to the move-in date, whichever is sooner).

  7. Prior to moving in, make payment of your initial rent and tenancy deposit in cleared funds.

  8. One of our team will meet you to complete a formal check-in report, verify identity and hand over keys.

  9. Once you’re moved in, you’ll have a dedicated Property Manager on-hand to take care of any requests.

Commercial – property process

  1. We’ll discuss your requirements and budget to narrow the search.

  2. View our properties virtually and / or in person, at your convenience.

  3. Once you’ve found the right property, you’re ready to put forward an offer.

  4. When an offer is accepted you will be required to pay a (non-refundable) administration fee and holding deposit to secure the property and cover the necessary credit / reference checks.

  5. A credit check will then be carried out on you and / or your company using the details supplied on your application form. Providing your application is successful, a move in date will be confirmed with you.

  6. Prior to move in, leases are drawn up and signed. For those taking a serviced office – you will advise of any additional services that you may require (broadband, telephone etc.)  

  7. The initial rent (and services if applicable) will be required in cleared funds.

  8. One of our team will meet you at the property to complete a formal check-in report, verify identity and hand over keys.

  9. Once you’re moved in, you’ll have a dedicated Property Manager on-hand to take care of any requests.
